Five food and beverage venues on one property demands a circulation logic that a twenty-room resort never has to solve: guests have to be able to move between accommodation, water and four or five separate eating places without the route feeling like a corridor. Arranging the accommodation blocks in a loose arc facing the shoreline, with the pool as the space they all address, solves that in one move. The pool becomes the main street. It orients arrivals, it gives the venues a frontage to open onto, and it means the sea view is mediated by water rather than by a car park.

The massing follows the same logic. Horizontal floor plates with roof lines stepping down toward the shore keep the compound low against the coast, which is the correct decision on a beachfront parcel where the alternative — going up for room count — would put the taller mass exactly where it blocks the view it is selling. The trade is land: a low, spread compound consumes far more site area per room than a stacked one, which is why this property occupies its own road and why the same programme could not be built on a typical Alona in-fill lot.

What the public record does not settle is acoustic separation.
